We need a little more "caveat venditor?"

http://www.uslegalforms.com/va/VA-37014.htm

"WH Hamilton, 'The Ancient Maxim Caveat Emptor' (1931) 40 Yale Law Journal 1133, who shows that caveat emptor never had any place in Roman law, or civil law, or lex mercatoria and was probably a mistake when implemented into the common law. Rather, there was a duty YOGESH KABRA good faith." (quoted from an online encyclopedia)

Thank you for creating this webpage.

Great blog entry. I would also like to add that exclusive buyer agencies are whole companies that exclusively represent buyers - meaning they do not take any listings. So the exclusive buyer's agents and brokers who work at these agencies focus 100% of their time trying to get really good deals for buyers. They are very experienced in writing contracts, negotiating lower prices and working through contingencies. There is also zero chance of dual agency because they have no listings. Something to think about.
